Established in 2003, TJL Associates Limited (TJL) is an innovative, performance based property investment and development company.
TJL undertakes our own in-house projects or works on behalf of clients providing services ranging from green-field’s turn-key commercial, residential or mixed use developments to Project Management and our comprehensive Development Management roles.
A growing part of our client work involves seismic strengthening and remediation programmes for commercial office or residential apartment buildings.

TJL’s in-depth knowledge of the development and revenue process gives TJL the ability to develop strategies that incorporate all stages of a development programme from initial conceptualisation, through design, consent procedures, finance, construction, leasing and sales.
Where required, TJL also views options for increasing revenue streams and maximizing the property's usage, development and financial potential.
TJL development programmes are undertaken in stages which allows for additional design and cost scrutiny and management. This staged process provides the ability to review the previous stage’s outcomes and budget prior to committing to further works.
The Project Management role manages the core project deliverables, being the consultant engagement, consent requirements and the design stages and construction process.
Development Management is an inclusive project role that establishes and coordinates all aspects of the development process.
This includes input into design concept and consultant engagement through to consent parameters and documentation oversight, financial recommendations, sales marketing programmes (where required), contractor engagement and construction oversight.
The Development Managers role ensures that the full development programme is managed diligently and achieves the desired results for each of the stage’s set deliverables.

Navigating the unique constraints of Body Corporate issues requires an attentive approach to developing a suitable and financially viable programme.
We work closely with all property owners to develop a clear assessment and plan that addresses their unique property requirements.
This includes; building regulatory issues, construction and remediation, problem solving and exploring practical and cost effective solutions for all elements of the project works, with the end objective being to provide the client with a safe and compliant building.
Our retail client work involves managing the specific design, layout, construction and cost requirements for any new tenancy build or refurbishment programme.
This management role is a vital process that provides
the retailer and landlord with a secure platform to achieve their short and long term commercial and operational goals.
TJL has extensive experience in the retail sector, and works closely with select highly regarded consultants
and contractors that provide the required specialised retail skillsets.
As with all our works programmes, TJL works diligently with our clients to achieve all of their required deliverables and timelines.
